Do we need probate?

FIL died recently. DH and his DB are joint executors and the only beneficiaries. Bank accounts sorted without probate but there is a house to sell with a charge on it due to equity release which needs to be settled. House only worth around £120,000. Will they need to apply for probate to be able to sell the house? Thanks.

You won't be able to settle the equity release without it. Very straightforward (assuming there is a will as you mention you are executors); if total estate is up to £250k then less granularity required (there's also lower threshold). Costs outlined on gov site.

Sorry should have read more carefully probably not to sell house but yes to settle equity release.
