Land Registry (or not)!

Hi all,

I moved into a new build 3 months ago and have dealt with a large amount of gaffes with the solicitors (recommended by the builder, won't make that mistake again!) from the minor to the breaching of my data by sending all my house/personal information to a person and an address I specified not to. Made an official complaint in Jan but have yet to hear back so have taken it to ombudsman.

We asked them to provide us with the deeds or info for them a while back but received no reply. I was then receiving calls and emails from a random woman working for them asking me to re complete a deed transfer form for my old house (we part exed) but I knew this had been done and she told us our deeds would just take a while to come through with it being new build.
Not being satisfied with this and some reviews I read, I've asked the land registry myself and they've confirmed they haven't received any application to register the property into our name. What does this mean exactly and how can we sort it out?
Have gone back to the solicitors but not hopeful!

Presumably something's wrong with the Transfer, which is why you've been asked to sign another one and there's no application for registration in yet.

Ask them to explain exactly why. They should be happy to post the amended Transfer to you to sign.

The solicitor needs to register it but check your bill to see that they have billed you for it.

Could it be Covid related
In Scotland the registers were shut for a while

I'd recommend that you speak to the builder and ask them what the status is.

There is a substantial backlog at Land Registry at the moment on pretty much all application types but they obviously can't deal with applications they don't have.

You can sign up for a property alert through the land registry which can email you when an application is lodged against your property. Might be useful as you'll get an alter to see when the sellers lodge the application. Also helpful from a counter fraud perspective

We are waiting for documents dating back to October 2018! I keep being told by my solicitor there’s a huge backlog. In February I was advised there was a slight problem, they would get back to me ASAP. I chased it up with them in early March and then Covid happened. I flagged it week before last and was told they are no further along 🤷🏼‍♀️

GoodMorning - do you for sure there's definitely an application in with Land Registry? If there is, i can only assume a lot of back and forth is going on behind the scenes between land registry and your solicitor. Land registry really do have a big backlog, but I was under the impression it wasn't that long. Unless your solicitor has been really open about what the problems are, I'd also suggest that they may not be helping move things along. You'd be surprised by how many applications get cancelled when solicitors don't respond to even basic queries. If that had happened, your solicitor would have to reply and get put at the back of the queue.

Yes we assume they have played a big part in it too and are not being honest, but I’ve honestly emailed and called in so much and they are just saying I need to be patient 🙄

I’ve recently contacted Land Registry myself, slightly tricky without a reference number, but I hope to get some help there.

It’s so frustrating as should have been sorted a long time ago!

GoodMorningSunshine, Land Registry have a good support forum where you can post for more info. Try support.landregistry.gov.uk/landregistry. Even if you don't have the reference, if you can provide a postal address they can give you some idea of what's going on.
