Rental contract advice (England)

Hi,

I need some legal advice with English law.

My son signed a rental contract with 8 others or a student house, with me as guarentor for his part of the rent.

The day after this was signed, he was offered a halls place. He has been contacting them for 2 weeks explaining that he wanted to exit the contract.. Today he got an email through insisting that he was liable for the rent until he found a suitable replacement tenant.

They are still missing paperwork from us, which was not provided at the time that the contract was signed, incl. his passport, my proof of earnings and my house deeds.

Is there anything we can do to exit the contract unilaterally.

No. That's the very short answer.

A contract was signed and they are well within their rights to consider it done and waive the need to see additional documents they requested.

to exit the contract, he needs to find someone to take his place.
