Hi. Hopefully this is a simple question for a property lawyer. A friend needs to serve a s146 notice due to failure of tenant to make repairs and to take part in rent review process for over 2 years. He has been to see a local high street solicitor who has quoted what I think is a large amount of money for just the S146 part. Obviously rates vary around the country and we are in Hertfordshire but was wondering what any solicitor would guess this should be. I am concerned that this is the first stage on what may be a much longer process and he should not necessarily go with a solicitor who is going to maximise fees. Does the landlord ultimately get all costs back and how is this done if it never gets to court ? Thanks.
