Rights of renter

My friend has been renting the same property for the last 5 years. The Landlord has always been poor, not maintaining property particularly well. The boiler has now broken and is not repairable. Landlord has informed them that it will not be replaced until end of next week as floorboards etc need to be taken up and they need to 'make alternative arrangements'. Surely it is his responsibility to arrange a hotel at his expense? They have 3 children in the property and two adults.

they only need to arrange alternative accomodation if the probertyis unhabitable.
what the landlord should do is provide the tennant with alternative source of heating and hot water for the time.

tbh it doesn't sound poor of the landlord. from what youdescribe they aredoing the repairs. sometimes those just are not instantlt possible.

if your friend is concerned about the landlord, they can contact shelter,or cab, or, if really bad, the environmental health team of the council.

That's not bad timing for a boiler replacement at the busiest time of year.

If she owned a home would she be relocating to a hotel until it's fixed?

The landlord should provide portable heaters and advise to use the immersion heater, obviously not if it was a combi. I would also as ll be offering a small reduction in the rent to cover the extra cost of using the electricity rather than gas, maybe 50 pounds as goodwill. There is no obligation to offer alternative accommodation under these circumstances and as pp said, the timeline is pretty good for the time of the year. What maintenance has ll failed to do?
