Property, mortgages and marriage

Dp and i both own property, both mortgaged but we live in mine. We've kept his as its handy given where it is but it will never be rented out. We're now talking about getting married but im unsure of the reprocussions in terms of effectively having a second property. What happens if we want to sell up and move? What happens if we sell his and buy a holiday home (again it would only be used by us)? Is there anything we need to consider?

If you sell his house to buy a holiday home after you're married, you'll be changed the extra 3% stamp duty as you'll be assessed as a couple which already owns one home.

Do it before you're married and that won't matter.

(I think, I'm not an accountant!)

If you sell his place you may have to pay CGT but as you’re already living together this may be payable anyway, getting married won’t affect that.
