Bolier broken down between exchange and completion@

Just what the title says, we exchanged 2 weeks ago and completion is next week. The estate agents for the sellers rang to say the bolier has broken down and that the sellers do not want to pay for a new one. Anything we can do?

You can’t teally ‘pull out’ after exchange. What does it state about the condition of the property in the contract? Can you ask to go halves? What did the surveyor day about the boiler during the survey?

Speak to your conveyancer, they're your legal advisor and should be able to let you know the position.

You need to look in detail over the conditions - it might well say on the descriptoin of that is in there that there is a boiler but it might also say buyer must do their own inspection to check condition - the devil will be in the detail of the small print so I would leave it to your solicitor
