Separating Finances after Decree Absolute?

Advise please.
Decree absolute has been applied for (I've done the divorce myself online using separation for reason).
STBEXH has no contact with the children (infant age) and hasn't for most of their lives.
I've been to a MIAM session, they've invited him with no response and now issued certificate for Court.
He has no interest in the children so there'll be no custody issues.
However, I want a clean break order as I don't want him forcing the sale of the house once the children are older and wanting savings/pension I've built up by then.
My concern is how much it'll cost in Solicitor fees (as obviously single parent. Work full time and children in full time childcare).
The house is in my name but he inherited it. However, he has been unemployed until the last year so no contribution to the children. Since he started working part-time I contacted CSA and he pays 250 a month.
I would like him to give-up rights to the house (1.5 bedroom terrace, not big or a huge amount) and he then doesn't have to pay half of costs for children (childcare alone is 1500 a month). Is this feasible? (Plan is to sell and buy a bigger house with mortgage. Not to take a mortgage out to pay him off, stay here and pay all child related costs myself minus 250mth).
