Registering a House with Land Registry

My DH has recently inherited his mother’s property. It was originally a shop downstairs and living accommodation upstairs, about 20 years ago the shop was tuned into living accommodation, so property is now 2 flats. The property has always had 2 house numbers think 25/27 The Road, and separate front doors. My MIL owned the property (its freehold) for 50 years and it has never been registered with the land registry. We do have the big package of deeds.

We handled probate ourselves so have had no solicitors involved up to now. Would it be a conveyancer we would need? Has anyone done it themselves? If so how hard/easy was it?

We mostly want to register it so we don’t have to worry about our house burning down and the deeds disappearing in a puff of smoke! Both flats will be rented out so not planning on selling at the moment.

Been looking into this more. On the land registry site it does list the 2 flats (as 2 separate listings) but says no information. So i’m Assuming from that the properties are actually registered just there’s nothing online because it was a long time ago. We’re going to do a map index search and then attempt to fill out the forms ourselves I think.

"No information" suggests that the properties are not registered. You c@n do the registration yourself, but you do need to know that the title is complete before you do so. I think really it might be a job for a conveyancing solicitor, preferably one old enough to understand unregistered title.

We are in the same position and have let the solicitor handle it. In our case, the title was not complete, because no-one had told him that FIL had died (in 1984), so I'm having to get a copy Death Certifcate.
