Renting out inherited home

My friend has been left a property for her lifetime.

Upon her death the house goes to his four children.
She is now intending to go travelling and wants to rent the house out whilst she's gone, it'll be approx 2 years.
Can she do this?
The will was done very quickly and just before he died.

Is she allowed to rent it when it was left for her use only?

A lifetime clause in a will usually extends to being able to rent the property out and benefit from the rental instead.

Review the will and see what it says.

The will says: house is to be used by "my friend" until she no longer requires it or until the end of her lifetime.

Does this mean she can't?

She can rent it out. She still requires the property....just doesn't want to live there for a bit.

It depends on the wording, to be honest. It might say "until she no longer needs it as a home", or perhaps it's simply been interpreted to you as no longer needs it, when in fact it says that when she no longer lives there it passes on. There really is no substitute for reading the whole will. If there's any doubt she should take formal legal advice.
