I have recieved a demand letter from Shenstone Properties for £105.00 I usually pay £35 annually but have been out of work so was unable to pay. When i rang and explained this they said that i would have to pay £35 by 1st July then £35 in August and then again in Sept. Can anybody help as i would like to know if they can charge the extra admin costs

Ask for them to remove the charges when you have remedied the breach, I.e. paid the outstanding rent. If they refuse you can apply to a tribunal to have the admin charges reduced. The charge must be in the lease terms and conditions, and must be proportionate to their costs they have incurred in pursuing you for the breach. Further info on the property tribunal webpages.
