Hi

Can anyone tell me the point of the solicitor pre-sale house valuation? To me, it is the home report that will provide the value that buyers will use?

Not sure what you mean? I'm in Scotland and am currently selling and buying and haven't had to get a solicitor valuation.

They all try and sell themselves on free valuations. So I selected based on best fees for what I was looking for. Now thinking I should have had more than one round for these valuations they offer but I am struggling to see why they put so much emphasis on these valuations. At the end of day, it’s the home report??

Are you meaning an estate agent valuation? I had 3 agents come round and give me an idea of what there thought it was worth. I went for the one who I liked the best! Then the home report was done. Think you are confusing it by calling it a solicitor valuation (though many solicitors also have an estate agent business).

Yes it is the home report that counts as it obviously gives buyers an idea of what they should be aiming for.
