I have 2 land registry deeds for my property - one covering the main house and fenced garden and one for the metre of land beyond the fence. This land is absorbed in our neighbours garden although they don't use it and it's on a slope under some large trees.

We have applied to have the trees trimmed (they have a tpo) but the council tells us a neighbour has claimed they own them. Having got out our deeds, the main property is under title absolute and the extra bit is under possessory. We've been here since late 2006.

Could our neighbours have any claim to this land? Just wondering if I need legal advice..
