Can anyone help me figure out how much I would roughly be able to borrow?

Do they taken into account child tax credits and maintenance?

Any help would me much appreciated!

Most lenders have stopped accepting tax credits.

If CM is a significant part of your income, you need to make sure you find a lender who accept it. So either be prepared to read the lending criteria for several lenders, or use a broker.

Best to get in touch with an independant mortgage broker. We have been able to borrow up to 5 times our income but generally it tends to be 4. Depends on your credit rating/debts etc though.

There are mortgage calculators online which give you an idea how much you can borrow in your circumstances.

This (pic) is the Nationwide's stipulations about acceptable CM, which are fairly standard.

And this;

Is their affordability calculator, which would give you an idea of acceptable borrowing amount.
