Trying to end fixed term tenancy early

So need/want to move out several weeks before end of fixed term tenancy agreement ends.

Have told agents we will pay the remainder of the rent due for the whole term, but want it all paid up and ended early.

I anticipate the landlord being difficult. Would they have any grounds to do so?

Not if there's no financial loss to them. Council tax might be a sticky point and standing charges on utilities. I think as long as you hand the keys back and emails stating when the keys were handed back you shouldn't be responsible for the property.

Perhaps you could allow viewings so the LL can get someone in asap?

it is not being difficult, it is a contract. The landlord can release you early IF he wants to. He doesn't have to do so.

You'd not be happy if the landlord decided unilaterally to end the fixed term early.

you can leave tomorrow if you want, but your responsibility for the rent and the bills ends when the tenancy does. Handing in the keys does NOT end the tenancy.

so try some negotiation first. Perhaps the landlord will be happy to have you gone early if you allow viewings and help to get someone new.

with a fixed term you don't have to give notice as long as you are gone by the end.
