Repossession or court order for sale, which would be quickest?

I left my abusive husband 7 months ago. Currently living with my parents, but shortly going to moving in with the DC to a second home that we previously rented out, having given the tenants notice.
He stayed in marital home, paying mortgage. Second home is mortgage free (thanks to an inheritance of mine).
He is a compulsive gambler and has now lost his job and is in debt. The mortgage is up to date (I've checked) but going forwards he is unable to pay it. I can't pay it as don't earn enough and hd is giving me no maintenance.
Both houses are in joint names, joint tenants.

If the house gets repossessed, this will get me credit blacklisted and I'll potentially lose my job due yo the type of role I have. I can't raise a mortgage on the second property to buy him out of that as I sm still on the mortgage for the marital home.

Divorce proceedings haven't been instigated yet due to his mental breakdown.

He refuses to sell the marital home and will sit there until it's repossessed. If I apply for a court order to force sale, will this kick in before repossession proceedings take place?
