Mortgage / dependants question

I recently had a mortgage refused due to income not high enough with two children. / dependants. I applied so I could buy out my husband . So now it stands that in 4 years when youngest is left college, I will sell and split 50/50. However I'm worried sick that an application will be refused again . When are your children no longer dependants in the eyes of the mortgage company. Will they want bank slips and wage slips of the children when I apply. I haven't got a clue how it works. The mortgage advisor wasn't much help once it had been refused. I've googled it but just can't get the info
