Breaching Terms Of Lease

What happens if you breach the terms of the lease on a property.

Specifically: Property is flat in a communal block. Lease states owner must pay £70 per month maintenance charge to maintenance company for upkeep of all communal areas/gardens.

Not been paid for over a year. Management company now saying seeking legal action to enforce debt but what negative affect could this have on the lease/owners other than debt enforcement? ( of that makes sense).

If the leaseholder does not pay the freeholder can forfeit the lease. If the leaseholder has a mortgage the freeholder will contact the mortgage company advising they will forfeit if payment is not made within, say, 28 days. The mortgage company will then settle and add the cost plus fees to the mortgage.

It is not uncommon.
