rights to my home

My boyfriend has lived in my home since July 2011
He is on the electoral register. He does not pay rent / contribute o the mortgage or bills and never has done. The house/mortgage/deeds is in my sole name

what rights does he have to stay if i want him to leave?

he is not violent or aggressive in any way

The short answer is that he has no right to stay in the house, and only lives there because you consent to that. You can withdraw your consent at any time. Lack of contribution to the acquisition cost if the property is crucial here. You can still make him pay towards the other bills, but keep it all transparent.

Yep, as Collaborate says, because:

  1. You're not married
  2. He makes no contribution

He is there on the basis that you can chuck him out at any time.
