Land Registry wording - please explain in plain english!

First of all what is the difference between land registry document and title deeds?

Second, what does this mean;

'The 2nd schedule referred to (rights excepted and reserved)

Except and reserved unto the transferor and his successors in title and all other persons authorised by him full rights and liberty (in common with the transferee and all other persons having the like right) to the intent so that these exceptions and reservations shall enure for the benefit of of plot 2 and the transferor himself'

It then lists various schedules - the one I'm interested in is below;

'The right to pass and repass at all times over and across the driveway coloured yellow on the plan subject to the Transferor paying a fair proportion avcording to the use of the cost of repairing renewing and maintaining the said driveway'

  1. No difference
  2. Whoever owns plot 2 can go across the driveway (but can't park on it). They must contribute to the cost of maintaining it.

Thats great, thats what I wanted it to say!

Can I clarify, with the Land Registry Property Register details, I presume these charges stand for as long as the properties stand?

Nope fallen - i'm selling and the buyer wants part responsibility for upkeep of the drive!
