Please help me understand rental contract please

We have rented a house for a year on a fixed contract, which is coming to an end soon, in the contract it says we have to give reasonable notice. What is considered reasonable?
Also we know they will want to show potential renters around, but we have a two week holiday booked soon, are they allowed to enter the property when we are not here to show viewers around.
Any advice welcome and appreciated.

Unusual sounding rental contract, normally they are for a minimum of 6 months and then one month's notice from the tenant, two from the landlord after that unless you sign a new minimum 6 month contract. This is a standard shorthold tenancy agreement.

"Reasonable" is just that - probably a month in the context of one year would be considered "reasonable". And also, on the basis that in a shorthold tenancy agreement a tenant needs to give one month's notice so it is "reasonable" to assume that would apply in this case.

And yes, they will have reserved a right in the contract presumably to have reasonable access, on notice, to show people around the house. Ie. they can't "just turn up", or turn up at night or whatever, but if they call a day ahead, then you are required to let them in, I think. Your contract should stipulate all this very clearly.

If you are on holiday, then presumably, they would ask for a blanket approval in advance of you going (assuming they know you are going away) to enter and show prospective tenants around. If they fail to ask, but make reasonable attempts to contact you and cannot get hold of you, then I suspect they are in their rights to enter for viewings....

I know AnonymousBird, but we wanted a 1 year fixed and that's what we've got the whole contract is rather vague and lacking in detail.
So I'll assume 1 months notice is adequate.
If I work with what you've said regarding entry then we'ld proably extent the contract to avoid having viewings while we're there and not there.

wrong. the tennant does not have to let anyone into her home without a police warrant. doesn't matter what the contract says.
the landlord can only enter without expressed permission in an emergency (emergency as in blue lights)
