Getting someone off deeds/mortgage

Hi all, I hope someone can give me some advice. Basically posting on behalf of my DP. He bought his house with his ex a couple of years ago and he provided the majority of the investment.

When she left they agreed on a sum he would repay her to buy her out of the house, of which there is a small amount left to pay as he has been paying in installments. I dont think he ever sought any legal advice when he split with ex about the house.
Ive been reading up as he wants to take her off the deeds and mortgage once the final payment is made, but not sure how to do this? We are not currently in a position to remortgage. Thanks in advance for any advice!

She gas to be able to take on mortgage co - on her salary - otherwise only way is to sell house.

And he best pray that she is willing to stick to the agreement as well.
