Renting a property - Notice question

We are currently renting a property and we are looking to move. Our contract says we have to give one month notice to our landlord.

Now when we moved in, it was on the 1st of the month. The agency is saying that we cannot give notice before the 1st of July (or we can but we would still have to pay the full month rent for july).

Does anyone knows if this is right? (I thought that if we were to give notice (let's say tomorrow the 11th) then we would only pay a pro-rata for July.

We are on a rolling contract (after the 6 months, the landlord and ourselves decided to carry on on a monthly basis (i.e. we didn't sign another contract).

Iirc the notice has to end on a rent day, so I presume you pay rent on the first of the month? If so you have missed June and can then only give it from the 1st July.

You can give the notice of ending the tenancy now, and I advise you to do so, but it will only take effect for the 31st July/1st August. Your notice may say something like "In accordance with our discussions, we hereby give notice that we wish the tenancy, which we understand will take effect on [insert date here either 31st July or 1st August]" depending on what date they say the tenancy ends if you give notice now!
