Late in making rent payments, month behind and I have had to chase for past three months. Getting smaller payments here and there!

  1. what is eviction process over here?(England)
  2. 12 month lease with six month break, how much notice do I give of I want to end the lease at six months. Is it a month before that six month date? Thanks in advance 2

I think as LL you have to give two months notice. In Scotland, if a tenant runs up 3 months worth of arrears LL can apply to court for an eviction order, not sure if it's the same down south.

You need to issue a section 21 notice 2 months before the end of the tenancy. However, as they have breached the tenancy agreement by paying late you could begin eviction proceedings immediately. You would need to serve a section 8 notice on your tenants.
