Am wondering does the Landlord have to provide saftey certficates when you take a tennacy on .And should they be done yearly .

No smoke alarms were fitted either ( i have put my own up)

Am oil fired hot water( no emersion tank ) and heating and Eletric so no gas .

Yes. It's a criminal offence not to have them.

As a LL when I first rented my property out I was told that I had to have 2 smoke alarms fitted (already did anyway) - I also fitted a carbon monoxide alarm because my house is gas central heated and I wanted the tenants to be safe. I also had to have a Gas Safety Certificate - that is done every year. My boiler and my oven are checked and signed off on the certificate.

In relation to electric as far as I know if they are leaving any appliances behind included in the lease then they have to be PAT tested yearly.

Not sure about oil fired hot water/heating as never had any dealings with it, but I would hazard a guess that they have to have it yearly checked/serviced minimum.

You should be able to see these certificates and the originals lodged with the letting agent, or they should provide them to you as far as I know.

Thank you did speak to letting agent who did introduction they have no trace of the records/certficates as is now manged by Landlord

I have no copys .THe eltrcial items in here are build in fridge and seperate built in freezer ( which does not work ) and build in cooker

On postive side enviromental health have kicked him and they are sorting the oil tank so will ahev hot water on negative side he has given me a section 21 oh well declutter time
