Tenancy clauses I should add

Am renting out my house with management company, they have a standard contract which seems ok but what things should I
Consider adding to this. Advice gratefully received!!

No pets without your consent & no smoking

I wouldn't rely on the management company creating the right type of contract, I've seen them get it wrong before.

But
-no subletting
-no drawing pins in walls
-no candles (risk of fire)
-no parties
-no students
-no DSS (controversial)
-no business run from property

Yes darlene I agree that is why I thought I would ask the wise people of mumsnet. All those are on the management contract. Something I want to add is that the tenant is responsible for removal of pests eg wasp nests.

Check the contract with the company to see if there's a clause about them getting money if you sell the house to a tenant... and cross it out!

as a tenant this seems so over bearin? no business? so you cant sell on ebay from house? or tutor kids at the house? or be a childminder?

no parties? even kids ones? reliious/cultural occassions, xmas, new years, eid, enaement? what constitutes a party anyway?

no candles? understandable, in a way, but as a landlord i am sure you have smoke alarms fitted, and buildins insurance and the tenant is required to have household insurance?

removal of pests? thats fine i can call the pest removal to kill the mice, but if the landlord doesnt fill up the mouse holes etc what is the point they will beback next winter, better to et a cat, but of course they cant,

We rent our house out (too small) in order to rent the house we live in. Seems a daft one but as our rent covers the mortgage we made the mistake of not finding out if rent payments are in advance or arrears hence we assumed advance and as it was arrears, so struggled to cover mortgage and got behind on somethings.

Also find out there percents for management and fees they take in the first month, like finders fees and costs for advertising and contracts

Also the realistic idea of what the property would rent for and competition in the area, other houses that may rent before yours and if you need any electrical or gas checks and how much they would cost.

Then tenants, if dss, make sure the management company know the clients well and if they are reliable can upkeep payments, have a backup in case the government alter the payments system, i would never have smokers but i think because of law they have to smoke outside (may be very wrong here so just say no) and pets its up to you

Also final thing, find out how they do inspections and what rights you have to access the property when tenanted and if they have a legal team in case of problems. Goodluck

A lot of those are pretty standard but i'd think in depth.

no students- what about part time aorund work? of is one spouse keeps working the other one studying? I get the whole student household scenario but many are mature, post fgras, famillies.

Pets- massive difference between a cat and a group of alrge dogs, even bigger gap with a hamster.

DSS- individual preference, certainly you;d want te tenant to pay a contributionm to cover the increased insurance.

Parties- again as previous poster says big difference in what that emans. And our contract allows drawing pins as long as we make good before leaving. Am fairly sure the house we rented out was same rule.

A clause we ahd was something like 'before getting a pet / etc please let us know and get permission' (shit wording, but same idea0
