With much regret, after a year of non-payment, late payments, smoking in my property, not notifying me of problems etc, and after my best attempts to be a good landlord (I allow pets, redecorating, make it clear it's their home, have continued to carry out all maintenance however non-essential even when he's been in arrears etc), I finally gave my tenant his notice to move in early Jan. My agents agreed with him that if he cleared his arrears, they would help him find somewhere else to live.
Today, he has turned round and refused to move out, is forcing me into legal proceedings and claiming I am making him homeless, even though he has made no attempt to find somewhere to live. He says that this is what the CAB and local council have advised him to do.
How can this be right? What would the local authority be saying if I needed my home back to live in, and he was leaving me 'homeless'?

I am absolutely raging that having been more than fair to him, that he is being such a twat. I want to go round there and scream at him, but know this won't help! He has cost me a bloody fortune over the year, when I have been on maternity leave, which he knew, and the rent was the only income I had to cover my mortgage.
