advice/tips on arranging space

About to move to a new flat and there is a small loft to convert into a good size double room + an existing double room on the 2nd floor.
DS1 will have 3.5 years, DS2, 2.2 years when DS3 arrives in spring. Im planning for the next 5-7 years.

I think it would be nice to have if not an en-suite, at least an extra toilet and bathroom sink (to brush teeth) for the 3 boys on the 2nd floor.
Do you think an extra toilet and extra shower would be useful with 3 DS? Obviously they are too young to shower now but im thinking further down the line?

Also, my original plan was to have one room for sleeping and one for playing? however im a bit concerned about bedtime. Do you think that will be a good idea? What if one wants to read and the others to chat/sleep? At the same time, with 3 of the same gender, I am at loss to pick which one should be ?isolated? from the other two when bed time comes?

We will have the smallest bedroom on the 1st floor and a small bathroom (with a bath) and a separate toilet. I am planning a big living room with a book corner and a few toys for the youngest.

Any suggestions? Do you think that will work?
Obviously an en-suite would take up vital play space?.
