Renting out my flat

I`m about to move to Birmingham to live with my partner. I have a 2 bedroom flat in West London and have been thinking about renting it out. Before I approach an estate agent I would really appreciate some advice from anyone in this situation.

Flats are often leasehold in England. Read the terms of your lease as it may restrict letting.

Explore the tax implications. If you want to sell up after 3 years, you will have to pay tax on the sale.

When I rented my flat out I had to change it to a buy to let mortgage as dh and I took out another mortgage for our family home.

I am in a rental - it’s a leasehold block and about 50% are rented out.
