HMO experience/ Self contained flats

Hi all, I’m looking to invest in a HMO that has 5 self contained flats. We have been looking at HMOs to invest in but hadn’t considered one with self contained flats before. Could anyone with any experience of either give me any advice? Any need to know that I might not already. Thank you so much!

Surely if the flats are self contained ( I assume they have own bathroom and kitchen) then it’s not an HMO? The best way to check would be by contacting the council and see if the property is an HMO, whether it requires a license etc. Or post on Landlordzone.
