Have £500K would like to invest in buy to let to provide an income for now...

selling up our main home, clearing mortgage and buying smaller family home out-right will leave 500k which I would like to invest to create a revenue stream for now - thought about buying cheap rental properties with good yield -- how wold you do the sum? - could I create an income?

I'd recommend getting hold of a book like Fiona Fullerton's How to Make Money From Your Property . I looked into BTL a few years ago and decided against it eventually. Things to consider are whether you're prepared to take on the full landlord role or delegate to an agency for a fee. What market are you aiming for... high/low spec, long/short lease. How many months of the year will your property be occupied. Then all the costs. Mortgage (not in your case). Fitting a house out so that it meets safety requirements. Insurance. Regular maintenance has to be costed in. How to account for bad tenants.

thanks _ will look into that - also maybe sarah beeny - wondered if there were any BTL websites - or maybe that would just be giving away competitive intelligence
