Hey all.

I’ve been privately renting for 10 years with the same letting agent.

i currently have a ongoing court case with them regarding my previous property due to negligence from them and the landlord they was complicit in all of it.

we had to live house due to the state of previous property and we moved to another property not far away since we have been here we have been nothing but harassed. Emails all the time. Inspections and the most important thing is they have not dealt with this ongoing leaks I’ve had for 6 months I’ve got black mould growing everywhere and now even rising damp the house is bitterly cold and I can’t get it warm.

I can’t afford to hear the house like that I have a fire but it does not do anything. I have 2 young children and a disabled partner and I feel awful I can’t get them warm.

I’ve companies many times but nothing gets done I’ve even asked for a rent adjustment but landlord said no. Apparently leaks will be sorted in January but they said this in October.

just before Christmas they emailed me saying they want another inspection but it’s not due till April. They are making my life hell.

it’s definitely retaliation due to this court case.

what can I do I don’t want to be evicted for making a fuss but at the same time I have a young family to look after.

thankyou!!

You need to let them in to inspect !
U can't just keep complaining and not let them in !
And u need to keep house ventilated and warm !
Why are u with the same letting agency if their so bad ?

Hi

sorry I didn’t mention they have inspected several times I’ve sent them photos and videos there is 2 leaks in each roof.

I keep it ventilated as best as I can but it’s winter so very cold out. I have a dehumidifier running constantly.

im with them as I am on benefits and most letting agents won’t go near me due to that but these people know I pay rent and I didn’t have a choice I had to move house

Where does it say they haven’t let them in? Sounds like the opposite; constant inspections but nothing done?

Yes nothing done they’ve had builders here to look but nothing at all but now rising damp has occurred which is very worrying.

In the original post no mention of letting them in but op has now updated

I would imagine you have a condensation problem ! Or the leaks are making it look like condensation or rising damp !
The leaks will need fixing first then see if the damp goes ! Can u not go higher up and report the problem to your local council ?

Mumof2wifeof1crazytimes · 30/12/2025 10:30

What type of landlord is it? Local housing, social housing, private let etc.. ?

Contact Shelter or Citizens Advice for help.

You can also ask for the local authority envrionmental health officer to conduct an inspection. If they find that the damp and mould amounts to a statutory nuisance, they will serve the landlord with an abatement notice, requiring them to address the problem.

I don’t know who to report to as I don’t want to be evicted a the letting agents don’t like me due to the ongoing court case….The leaks are in the roof and it’s definitely rising damp in 2 places.
