Right then, I know this is boring but how much do you reckon it would cost to get someone in to do

-floor sanding, 25 m sq room / 30 msq room

-paint a tall 25 m sq room

-tile 10 sq m

-redo a saggy 25 m sq ceiling

-oh and convert an entire loft

am in south wales so if any one has any marvellous suggested tradespeople that would be fantastic

I want to get a ballpark idea before I decide how to do it. God I would love to hire someone rather than doing it around 2 small kids.

Filly, here in the Southeast, £46k at least. Dunno about Wales tho...

Herts prices...

-floor sanding, 25 m sq room / 30 msq room 200 quid - but you'll do a better job yourself if you hire a large and an edge sander

-paint a tall 25 m sq room
about 3 days @ 120 per day + paint
-tile 10 sq m

-redo a saggy 25 m sq ceiling We had Dining room redone - 13' x 11'6" £250

oops - missed one! -tile 10 sq m We paid £300 to have bathroom & shower room tiled - plus the cost of the tiles which was about £1000

grumpyoldhorsewoman - is the bathroom tiled green also. If not you can really clean up the suite- grout cleaner, vinegar, de-scaler and elbow grease face-mask marigolds etc... And then make everything else bright white or cream (paint- walls (special bathroom paint for high humidity) towels etc) put in a clean cheap laminate floor, superstores often do buy one get one free...and Bobs your uncle!! We did it whilst getting listed buildings permission and I was amazed at how it turned out. Revolting doing but spookily v.proud!
I bet you knew this anyway!

Was kind of thinking if it wasn't that much extra I'd get someone in but

no

ok so am going to do everything save tiling, ceiling and loft myself

But am actually quite cheered at the ceiling thing. Had though about a grand, actually.

Shop around for a plasterer if the 1st quote is way too high - they seem to very quite a bit

I am waiting for 2 quotes from tradesmen to gut a bathroom - replace avocado suite and retile - and was hoping the whole lot was going to be under £1000! It doesn't sound like it now!

Was someone asking about an extension?

We've had some builders round to quote for a utility room and they all it would cost about £1200 a square metre. Eeeeek!
