Social swap council

Hey guys an opportunity has risen to swap from my brand new social housing home to a council home in the area I want to live.it needs alot of work but its the area I want.i currently pay over £700 a month for rent and the council house will be £450.At the moment I get housing costs covered by UC but thinking future wise,I do worry thats going to be a struggle one day to pay on my own. Im not sure what to do,I know its all cosmetic in the council house and can be done when I can afford to,but I am almost too scared to walk away from my new build.can anyone give me any advice ?

How does the size of the two properties compare?
Is one nearer local amenities than the other for example doctors, bus stop, schools if needed, park, shops tim to nearest town.
Might you want to buy one of the properties at some time. If so is one cheaper/in a better area?
Is one nearer friend's/family/social life?
Do they both have a garden or accessible outside space?
What about neighbours?
There is a lot to consider before anyone can advise on which is the best property for you.

Same size internally, got a bigger outside space. Been told neighbours are nice.
Area isn't as nice as where I am now but it's half an hour closer to my friends and family,at the moment I am an hour away from everyone. My question is more longterm with rent on my own and also if living in a council house is better than a social house,cheaper to potentially buy later on than a brand new house would be.
