Selling my house

I’m in the process of selling my house with my ex partner. We have a buyer and have already knocked £13,000 off the original asking price as we were aware that it needs new windows and a bit of TLC. However after getting a survey done the buyer has now come back wanting another £ 5,000 knocking off due to the conservatory being in a state of disrepair. Now we never classed it as a conservatory as it wasn’t big enough , it was already on when we bought it . Interestingly no where on the sale of the house itinerary is there any mention of a conservatory included in the sale or any pictures taken of it either . Where do we stand ? I think we have already knocked quite enough off .

I don’t think it matters that it’s not listed. It’s attached to the house, needs repair and the buyer doesn’t want to have to pay for it. You don’t have to accept their reduced offer, but they may decide to walk away.
