I think you’d need to be aware of the ceiling price for the road so you wouldn’t want to extend to create some massive palace. I would probably partially or wholly convert the garage to create more living space - specifically a bigger kitchen- diner and build the upstairs out above the garage. If a whole conversion I’d try to get permission to build a freestanding garage on the spare land.

Speaking as a keen gardener, I'd leave the house pretty much as it is and have enormous fun completely redesigning the garden.

HALGEM999 · Today 19:12

@Yamadori any ideas for the garden please?

Are you selling or buying OP?

I'd have to put another window in the front. It looks like it's winking.

HALGEM999 · Today 20:24

@DorsetKnobBiscuit i am buying. I agree, the windows are all weird and at the back!

Come on, nowhere near enough info. How many kids do I have? What's my budget? Do I enjoy choosing tiles?
Agree with pp above I'd concentrate on the garden! So much potential...

JustWalnut · Today 20:27

I would definitely be planting some fruit trees in that garden to create my own mini orchard. No idea about the house though!

DorsetKnobBiscuit · Today 20:35

Unless you're a very keen gardener that's on heck of a lot of land.

Could you sell it as a building plot ?
Or build on your garage, turning your house into a semi with a big garden and sell two houses.

If that's not on the cards I'd knock the two rooms at the back into one and put bifolds out onto the garden. Then knock the kitchen into the study with double doors through to the massive sitting room.

DeedlessIndeed · Today 20:40

I would move the utility stuff into the back portion of the garage, allowing me to knock through and have a bigger kitchen. Front of the garage can remain for storage etc. Partition it off if you like, I highly recommend a long run of tall cupboards in the utility and a run of counter tops for folding washing and having a laundry sink.

Would be tempted to do a partial knock-through into the "study" to make a dinning room, but having double pocket doors so that room could be opened or closed off to the rest of the kitchen.

I'd probably leave the rest downstairs, depending on how big the porch is perhaps creating a built in cupboard/wardrobe for coats, shoes etc right before the front door.

Raining on your parade, but that's a lot of land to maintain in a suburban house. Get a goat!

Seriously, there's room to build another house there, but given that there isn't a house beside yours, it would seem that planning wasn't allowed back when, maybe due to the line of sight on the road or something.

If I had it I'd apply for planning for a bungalow, and if granted sell the plot off for development. Personally I would find all that grass too much - for me! But I'm not you 😊

HALGEM999 · Today 20:41

@DorsetKnobBiscuit i do like gardening but i am no expert and i just dont have time.

I was thinking exactly the same thing about knocking the wall out between the family room and living room to make one big room with bifolds!

I also thought about knocking the wall between the kitchen and study to make an open kitchen diner. I didnt think about double doors, i think i will do that.

Thanks!

@leperol its too much for me as well!😂

Seriously OP, I'm a really keen gardener and I wouldn't take on this garden. That's a shed load of mowing. Will you have a gardener?

leperol · Today 20:52

I suppose you could have great fun with a Ride on Mower though...... Yee Haa!

HALGEM999 · Today 20:54

@DorsetKnobBiscuit i hadnt thought about it but now you mention it, i might chuck my 14 year old nephew a couple of quid to keep on top of it!🤣

The flats opposite must have a gardener for their lawns. Perhaps you could sign them up.

I'm a gardener by trade and would charge you £35 for that lawn so your nephew might be worth keeping on side.

Tulipvase · Today 20:59

It needs a lot of work! Not my cup of tea but the garden is nice.
