Hi all, I’m thinking of getting our loft converted, as we have 2 nice sized bedrooms and a tiny box room, so this would give us 3 large bedrooms plus a small study once converted, plus a shower room. I live in Bexleyheath and the house is semi detached. Wondered if people who have recently had a conversion done in this area could give me an idea of price so I can see if it’s worth it please? Would need an entire new roof (not sure if this is normally done or not). Thank you!

£60000 all in but this was 2005
Plans to completion .

We paid 90 000 recently but it was a truss roof so a little more expensive. But we're not in London so I'd expect around 80-90 000 perhaps.

Ours was about 75k inc vat. No shower room just large open room. This included new roof.

Randomly my best friend lives in Bexley and has done this recently. Sounds like a very similar house. I believe including the huge dormer they needed to make the loft bedroom big enough it cost 95k.
Edit: including a shower room in the loft

£60k SE London dormer loft. With bathroom or two bedrooms could be up to £75K.

We’re in North West and it was £75k in 2024, one large bedroom and shower room, dormer style, only back half of the house roof tiles done too.

We live in a 1930s semi nr Kingston. We did a hip to gable and dormer extension making two new bedrooms and a bathroom. We've literally just finished. It's cost us about 90k all in. Various builders quoted us about 85k up front.
