I am debating on the blue circled area. It will work as a corridor to other rooms but it seems a bit of wasted space. This is my first extension, thus not too much experience. Would love to hear advice. Many thanks.

It’s a weird layout. Not very logical. I think a new architect to redo the interior layout maybe a very good idea.

i think I’d make bedroom 3 the bathroom, and have all the bedrooms down the right hand side of the house, including a corridor to them, with the utility where your blue question mark is

@abc989 you need to report your post. The plan shows your address.

Just reiterating what this poster said, I’ve reported the thread on this basis.

What about bricking up the doorway to bedroom 2 and moving it into the corridor near to the new bedroom. So it opens near the bathroom. Big utility room which could double as a pantry if you want another clock room. Slightly less messy layout maybe?

this floorplan is odd with no flow and you'll end up with a giant cavenous kitchen/living room and then bedrooms scatter around with odd corridors.

i'd completely change it.

Here in my version, you have 3 bedrooms (original bed 1, new B2 and B3) with a family bathroom (FB) all together in a unit. this means that the private space for the family is separate from public space for entertaining.

then the kitchen / dinner is a bit smaller but will still have plenty of room and be easier to furnish. there is a playroom (P) which could also be a study or snug next door.

finally, the original tiny bedroom gets split into a guest bathroom (GB) with a shower if possible and also a large store cupboard (S) for coats / boots etc.

I think this layout would give you a more workable family space that does not waste corridors and each room is a sensible size that can be furnished well.

I think @parietal is a secret architect. That is a much better layout.

I agree. I feel so grateful with all the advice, which are all valuable and inspiring.
