LVT or Laminate and Quotes

We’ve been searching for flooring for our new build. We’ve had a quote for LVT which is around £5k for flooring and fitting (including DPM) and one for £1.7k for flooring and fitting, with the supplier saying we don’t need a DPM because it’s click flooring.

Both suppliers have completed flooring on the new build estate- the more expensive one has amazing local reviews, the cheaper ones reviews are still good and they were recommended by the sales people on the site.

Questions:

  1. Do all types of LVT, glue down or click need a DPM in a new build?
  2. Is one overcharging or is one undercharging (and we are missing out on quality?).

For context, we want living room, hallway, kitchen, utility and downstairs WC LVT.

We are also considering laminate which we could get from the most expensive supplier much cheaper than their LVT quotes.

I don't understand why you would need a dpm under the top layer of any floor, especially in a newbuild where there will be a modern dpm already in the floor. I would be questioning why they want to put a dpm in. I suspect they have misunderstood the building or are trying it on/ don't want the job.
