Bedroom decision!

Husband and I have different views. We have the opportunity to change bedrooms in our house, but cannot agree. Decision needs to be made, as we are about to embark on renovation work and what we decide impacts plans and potentially how future buyers would view the house. So I am interested in your views.

Both bedrooms would be the same size, both would have the same size en suite.

One option is on the front of the house (on the road) but lovely and bright in the morning; it’s also cool in the evening, so would be easy to sleep when it’s hot

The other option is on the back of the house overlooking the garden, so outlook is much nicer and quieter (although road is quiet in general) but is shaded in the morning and potentially hot to sleep in in warm weather.

Which would you have as your bedroom? Front or back?

Which one do you sleep on now ?
We sleep in the back room
I don't want bright sun in the morning when I'm trying to sleep.
I do enjoy it in the evening though so my vote would be back if house.

I'd go for the back room. The sun in the morning and road noise would be more annoying than occasionally having the possibility of being too warm at night.

If you’re thinking about selling as you suggest then the back
Buyers prefer a view, even if it’s only the bedroom
Buyers prefer master bedroom not to be on the road.

If you’re not thinking about selling so much then the front.
It would be more comfortable because of the heat.

What will you use the other room for, because I would normally want the quieter room but the cooler room during our odd heatwave. If the other room will be a spare room I would have the back room be the normal one and just move forward in hot weather.

If you are planning on selling, do not install AC in the back bedroom as it shouts out too hot to sleep in.

Other room will be the spare room. There will only be one en suite - trying to decide whether to block up access from existing room and come in from the other side

Only one will have an en suite - we are deciding whether to block it up from one side and enter from the other side (the rooms are back to back)

I used to have this problem. Thankfully in the days of no children. So we switched rooms half way through the year. Very nice. Was like taking mini vacations 🤣

But our ‘permanent room’ was the back room as 95% of the year that’s where we stayed. It’s only when it was really super hot or we wanted a change of scenery that we actually moved to the other room.

Sorry, I thought you meant two en-suites. Would jack and Jill work then, so an entrance to the en-suite from either side?
although as a buyer I would think it odd for a guest room to share with the master, so on balance I'd go for your bedroom being at the back.

I prefer no overlooking of my bedroom, so would ideally choose to back with a nice garden view and then if it was too hot on occasion, moving to sleep in the spare room for those days
