To keep coats/shoes in utility?

We're remodelling the downstairs of our house and currently on the plans we have a small utility next to a deep cupboard that I know will be a blackhole of shoes/crap. I want one bigger utility instead which we'll store coats in but my husband is worried it will be too damp in there.

I've attached this section of the plans and noted where our boiler/electric board will be.

Any thoughts?

We put our coats in the utility room. So far so good.

In my house there is a row of coat hooks in both a smallish, ancient utility, and in a large downstairs loo. Underneath one I put a show rack. So I think it would be fine. I have never noticed dampness in either room.
