How much is a conservatory?

Pretty much what's in the title!

How much would a decent sized conservatory cost roughly? Also what type of planning would you need for it?

My brother spent approx 20k on his recently. That was for an average sized space, full height brick walls on the sides and a glass roof (special type of glass?!).

We inherited a traditional conservatory with out house - the type with a plastic roof.
Don't get one of those!!
It's looking as though it will cost about 20k to upgrade it to something useable.

We had ours stripped back to the dwarf walls then rebuilt with a warmroof, skylights and upgraded glass. Cost 16k. Had a quote for 27k as well for exactly the same job.

3 x 3.6 m , dwarf wall, glass roof lean to style. £20k - ish , in the south coast area but other quotes were £33k and £27k.
This included doing the base from scratch as wooden deck there before. Also, if the roof was to be a tiled roof with glass panel add on another £3.5 k .

If you do get a conservatory think very carefully about its construction, heating, how to keep it cool, etc. We bought a house with a conservatory and it is a complete waste of space. We are looking to demolish it and replace with a proper extension.

Ours was £15 K a year ago.
3.5m by 3 m, pelmet to make it look more like an orangery, dwarf walls, heat reflective glass, plastering, electrical sockets, 9 downlighters, wifi underfloor heating system and ceramic tiled floor.
