Hi!

We are looking to put our house on the market in a year or two. The kitchen and dining room floor is lino, and was here when we moved in - it needs replacing!

I don’t want to put in a whole new kitchen, due to cost and hopefully putting the house on the market before long.

I’ve heard karndean is great, but expensive. Is there anything else out there that would give a good effect but without the top price tag?

Thank you in advance!

Should have said, it is for an area of about 40m2.

If you are planning to move then I wouldn't get Karndean as you will be paying a premium for the benefit of whoever buys the house next.
A small hallway fitted with Karndean cost us £2k so I imagine the area you need would be very expensive. There are lots of alternative LVTs now so I would pop into a local independent flooring shop and see what they can offer.

We have Quickstep and have been very pleased with it. It’s in the kitchen, hallway and downstairs loo and looks new 5 years later.

Honestly I'd leave it.

Unless you're spending £££ on real wood, it won't add much value to the house because the new owner will likely have their own plans for the house. Just make it last or do a cheapo replacement with something fun.
