Floor sanding and finish - costs

I’ve got a 35sqm double lounge with wooden floors under the carpet. I’m being quoted around 1k or just above by local suppliers to triple sand it, fill cracks and finish with oil or varnish. This sounds cheap.... have you had this done in a property that was roughly the same size? Your average semi detached..

PS - doing it myself is not an option so please don’t suggest that

Sounds about right. We were quoted about £3-400 for a smaller room.
