Playroom and hall flooring advice needed

I need some help with flooring ideas for a hallway and child's playroom for a new house. The floor in the playroom cannot be carpet as DD has a walking frame so it needs to be smooth so she can get around. I am fairly anti wooden floors as we have them in our current house and I find them cold. I don't really want to install underfloor heating due to the expense, so I am looking for inexpensive hard wearing smooth floor options.... Anyone??

karndean is supposed to be good but I am not sure how soft it would be, what about just a relatively cheap lino as then it can easily be replaced in the future? It is smooth and flat, easy to clean but also quite warm and slightly soft to sit on? marginally softer to fall on as well

this stripy lino would be awesome for a playroom if you're feeling brave!

or there are also some plainer options on that website. I think lino is a good idea though, you want something in one piece so there is no possibility of tile edges that dd could catch on.

there are some amazing linos out there now for patterns so I am sure you could find something really nice.
