Can anyone recommend somewhere that has the above?

we also need air con, wifi, clean and comfy. Not concerned about board.

location wise, max 15 minute walk to the beach and ideally somewhere with a bit of life about it but not too Benidormy.

Would your budget stretch to a swim up suite? Very often these type of rooms have a couple of private sun loungers.

Not fancy but Coma Gran hotel. Does 1 bed apartments, a handful of two beds (need to book direct) and as long as you don’t need to be at the pool edge we rocked down at 11am in school holidays in a big group and had lots of choice on the terrace.

We stayed there and it was great.
Also Cala Ferrera apartments were the best. We stayed there many times and now take Grandchildren there !

Portomar Apartments? The sunbeds around the pool went quite early but, on the tier overlooking the sea, people tended to come & go plus we had two sunbeds on our balcony anyway. It’s a 10 min walk to a really nice beach in a sheltered cove. You can also swim in the sea from the hotel itself but, due to the cliffs, you have to climb down a ladder which I wasn’t comfortable with so I didn’t. DH and the teen DC did though

I like the housekeeping and people watching part of hotels or apart hotels. I’m happy to buy pastries for breakfast and eat out, rather than AI and prefer that unless it’s an amazing AI

Have a look at the one-bed apartments here https://www.universalbeachhotels.com/en/hoteles/universal-aparthotel-don-camilo. They come with three sun loungers on a private terrace and it's just a few stairs down to the pool and bar. It's in a really pretty town, kind of like your favourite village in Devon, with 7 or 8 really nice restaurants. The trip over to Dragonera island is magical.

The only downsides are (a) there's not a lot to do after 10:30 pm, and (b) it's not in the most convenient location for touring because it's on the western edge of Majorca.

Alcudia Pins Tui Blue - we had a 2 bed apartment but AI though didnt use the sofa bed in the lounge. Right on a gorgeous beach, excellent and somehow only a 3+ star though Tui now say 4 star.

How lovely does that look! They’ve turned it into an adults only hotel so maybe in a few years…

We loved Torremolinos, Costa del Sol, Andalucia, Spain.
The beach is just across the pavement, loads of cafes, bars, pubs, restaurants, shops.
No sun bed wars, lovely food.
20 minute transfer.
We stayed at Hotel Pez Espada - lovely rooms, jacuzzi tub (unused as too hot), lovely balcony, hotel itself is quiet and smells amazing.

Menorca we’ve always found ropey and busy as hell. We stayed in Santó Tomàs this year/ lovely hotel. But basically three bars/restaurants about 20 mins walk away from each other. Gorgeous beaches, lovely walks. There were sun bed wars, towels over beds that weren’t used all day, I think some people did it for a laugh. Fortunately being peri I’m awake all hours so always managed to get a bed (family of three but only get one bed as child is in the pool all day- literally).

We do love CDS and benalmadena/torremolinos - we’ve been lots of times. I just found a great flight for Majorca for next summer but trying to find an apart hotel that works.

I will check out the other recs on here.

I’m happy enough with something fairly basic as long as it’s clean, comfy and has air con.

It has 100s of restaurants, no problems there. It's quite cosmopolitan , tourists are a mix of nationalities.
The beaches are picturesque but small. Lots of idyllic looking coves rather than a large expanse of beach. So very busy in school holidays.

Porto colom. JS Suites. They have two bedroom plus living room rooms if you book directly with them. If you book with Jet2 you only have choice of room plus bedroom with sliding doors to close.
It's great - staff very lovely. It's a Spanish family run chain - phone them (they fluent in English) and explain what you want. If you book directly with them and do your own flights it's a good price.
Very popular with families of all nationalities.
Great.
Nearest beach is Cala Marcal - also beautiful.
