Calling all Croatia experts

Hoping to book air bnb for summer 26. Quite large party with wide age range.

All love beach, water sports and good food/restaurants (don't need to be fine dining!)

I've narrowed down some properties but know literally nothing about the areas do would really like some advice and possible experience
-sutivan
-sumartin
-okrug gornji
-kastel stafilic
-mini (think this is only dubrovnik based area)

we went to Bibinje (just south of Zadar) and it was nice but not wow. drove to the island of Murte for a day and that was lovely.

I've been to Mlini a few times and honestly I love it. It's my happy place.

Lots of lovely but pricey restaurants. Easy and varied access to Dubrovnik. Easy day trips to islands around area. Lovely walks along coastline. Gorgeous gorgeous sea.

Haven't been to any of the other places.
