Advice Re cancellation

Hi all,
Hoping someone can advise. We have a holiday booked without free cancellation, for wc 20th July. Majority payable on arrival but paid 1/4 so far. We can no longer go because we have since found out our apt is high up with 40 steps to get up to it. This wasn't clear at the time of booking (but neither was it clearly fully accessible) I have dodgy knees and we have a very arthritic dog. We should have researched this beforehand but live and learn!
Given we have only paid 1/4 so far can we get out of paying for the rest of it or because we are in a 'contract' with the resort are they within their rights to take the remaining £?

Have you been in contact with the resort? What does the contract say? It may be that the company are able to resell the booking or move you to a lower floor?! Let us know what they say.
