Berlin - Airbnb?

I'm thinking about going Berlin just before Xmas to see the Christmas markets, and visit Berlin, because I've never been. I'll be with a friend and DD, so it makes sense to get an apartment. I've been looking at Airbnb, there looks to be some great places, but I understand the rules for Airbnb have become a lot tighter in Berlin. Does anyone have advice on how to spot illegal lets? Any other ways to legally rent a flat for 3 nights? Thanks

Here's the rules. You'd be looking for the owner to have a permit no.

Another option is an aparthotel. Stayed in one last year. The Adina in Mitte.

The Christmas markets in Berlin are fantastic.

We stayed in a hotel that had beautiful apartments and a pool/spa on the basement. It's called Louisa's Place and it's on Ku Damm right next to the U Bahn station. It's a bit of a walk to the main tourist spots ( the U Bahn is very easy to use though) There is a great Xmas market half way up Ku Damm and we walked to it from the hotel.

I love Berlin!
