Big house (20-25 people) in South of France or Italy

Looking for recommendations of large houses in southern France or Northern Italy (down to Rome-ish). Numbers unconfirmed yet - but to sleep 20-25 people, in 4 or 5 families, kids aged 6-13.
Essentials: pool, big communal space, good kitchen.
Would also like: table tennis/games room, football pitch (or big lawn for sports), access to nice town/amenities, access to beach/lake/countryside.
I don't know what the budget is, which I know is key. I'd guess £5000 tops for a week in summer.

Have a look at groupaccommodation.com and bigholidayhouse.com as well as going on Airbnb and putting your numbers in to see what comes up. hoping you aren't looking for this summer because the really big places with all the things that you want get booked up pretty far in advance. £200 a head for the accommodation is doable but if it includes transport as well then I think that you are really going to struggle. these really big properties are always a bit of a premium price. you might have to compromise and go onto a small site with a couple of units that people share.

Thank you. Have been on groupaccommodation.com but will check out the other site too. Not for this year, am definitely an advance planner for holidays!! Transport not included in costs, I guess some people may fly but we like a European road trip!

There would have to be at least ten bathrooms and showers. Who does the cleaning/cooking/washing? Noise, kids, adults cannot have a row in private, little privacy, lol.

But I am just saying out loud that a group like that would be my bloody worst nightmare, however, each to their own.

Is there a possibility of renting a group of apartments in an upmarket complex with all the bells and whistles, where each family has its own privacy/space?

Sorry, I know it's none of my business, but have you done this type of thing before with that number of families and kids in the one house/villa?

If the budget can stretch, also recommend Claire for catering. Does amazing adult and kids food (she's English but lives over there so can also do supermarket shops for you if you want to semi-self cater).

Try the seaside town of Maiori on the Amalfi Coast. I know they have big properties with pools. Popular with Italians so likely to be more affordable than other options along the coast

Villa Pia in Umbria sometimes let the whole place, it would depend on the time of year though.
